The Point Lodge, occupying a 5155 square metre elevated site stretching down to the edge of Tauranga Harbour, is to be auctioned at the end of this month as a freehold property with going concern business.

"This is the only waterfront lodge in the Bay of Plenty combining luxury accommodation with an on-site vineyard," says Brent Trueman of Bayleys Tauranga who is marketing 444 Tuapiro Road for sale by auction at 1 pm on November 25 unless it sells earlier by negotiation.

The lodge, with a building area of around 550 sq m excluding decks, is close to Tauranga city, just north of Katikati and two hours' drive from Auckland.

Since opening, The Point Lodge has won several awards including runner-up and winner of the Bay of Plenty Tourism Awards in 2002/2003 and third place in the Sustainable Business Awards in 2003.

Trueman says the property offers guests seclusion, indulgence and comfort surrounded by natural beauty.

Included in the sale is a small vineyard, comprising of largely 500 vines of Mendoza clone Chardonnay grapes with some red varieties. The annual yield is 1 to 1.5 tonnes, which produces on average 1000 bottles.

"The property also has its own winery and all the relevant equipment can be included in the sale," Trueman says. "The lodge is permitted to serve and sell the wine to up to 10 in-house guests."

Designed by architect, William Algie, the rural French-inspired lodge was built in 2000 with a focus on using sustainable methods and having minimal impact on the environment - a practice continued throughout the running of the lodge and vineyard.

The lodge accommodation comprises three suites each with an ensuite, one double bedroom and a self-contained studio kitchen.

Each guest suite offers a range of features with the Romantic Turret Suite occupying most of the upper floor with its own gallery reading area. Downstairs is the Montrose Suite with French doors opening onto a courtyard while the Luxury Chardonnay Suite is a fully equipped, self-contained building that can sleep up to four people.

Other features of the lodge include a dining room, breakfast room, powder room, two lounges and offices and a kitchen.

Guests are welcomed to the property with tea, coffee, a bottle of wine, and fruit bowl in their room on arrival. Accommodation prices range from $165 to 295 per night with discounts for multiple nights and packages available.

The secluded location gives clients a high level of privacy and The Point has hosted numerous events including, small weddings, honeymoons, award evenings, packages with local operators, and corporate events.

"Macrocarpa timber and solid Tasmanian blackwood floors have been used in the construction which makes for a warm and inviting interior," he says. "The property has seamless flow between the house, outside living areas and courtyard which forms a wonderful central hub. Triple car garaging and an adjoining double shed area offer plenty of storage."

Trueman says the property could continue to be run as a boutique accommodation provider and vineyard or simply become a large family home.

"The lodge offers a new owner a niche tourism business with an established reputation and existing relationships with local suppliers and operators. The purchaser could take over the property and continue these successful businesses," he says.

"Alternatively the vineyard could be run or leased to provide an ongoing income stream while the lodge would make a stunning home with plenty of space for a growing family. The natural separation of the bedrooms would be great for teenagers and the self-contained living area above the garages could cater for extended family or friends."

Trueman says the owners have spent 14 years hosting guests from around New Zealand and the world. "They have decided now is time to downsize and for someone else to take over and realise their own dreams for the property and stamp their own personality on this highly-regarded lodge."

Guests to the lodge have the benefit of picturesque local beaches, cafes, hot springs, numerous walks, and wine and olive oil tastings. For those looking for more adventure, the lodge can arrange mountain bike, kayaking, sailing and fishing trips with local operators.
