The management rights for Admiralty Lodge, the only Qualmark five star-rated motel in Whitianga on the east coast of Coromandel Peninsula, are being offered by Dave Peryman of Affiliated Business Consultants.
Peryman says the sale for a total asking price of $895,000 includes a freehold two-bedroom manager's residence.
"This property at 69 Buffalo Beach Rd is almost beach front," Peryman says. "Built in 2000 in a style akin to the best of Europe's Mediterranean architecture, it has fabulous sea views over Mercury Bay from all of the 18 luxury units, each of which is individually owned on a separate unit title.

The office and reception area is the first area of contact by "walk-in guests" and customers who make bookings by phone and email, which are often made well in advance and are entered into a computerised booking and control system.
The system is used to control the day-to-day running of the motel, recording check ins and check outs and also includes cleaning rosters. The website is one of the most popular ways to book and advertises many special offers in conjunction with local tourist attractions.
"The business employs cleaners and ground maintenance staff who live locally and who are well versed in the standard required to maintain five star quality," says Peryman.
He says Whitianga has a population of about 4000 which can swell to well over 40,000 residents at times like Christmas and special event weekends.
"Christmas is the busiest time of the year at Admiralty Lodge, with many of the units booked well in advance, and with minimum stay nights."
Admiralty Lodge has focused on creating a broad customer base and guest profile to generate an annual net income in excess of $140,000 from overseas visitors and New Zealand tourists.
"Particular effort has been put into the business and corporate sector with such guests generally staying from Monday to Thursday and offering a steady cash flow."
Peryman says Admiralty Lodge reports excellent and consistent profits and offers new owners an enviable beach lifestyle with low living expenses and a good income in one of New Zealand's premier locations.
