Matakana Country Lodge, a multiple award-winning rural getaway at 149 Anderson Rd in Matakana north of Auckland has been placed on the market for sale as a freehold property and going concern business.

"It took six years scouring the North Island coastline for the owners of this luxury retreat to find a property that ticked all the boxes," says Paul Dixon of Bayleys who is marketing it for sale by tenders closing at 4 pm on Thursday April 16 unless it sells earlier by negotiations.

Set atop a high ridge 120 metres above sea level, the lodge features views over the Matakana Valley and out towards Little Barrier and Great Barrier Islands, Kawau Island and as far as the Coromandel Ranges.

Dixon says the south-west ridge provides shelter from the prevailing winds and there is enough vacant land nearby to graze stock or horses.

Originally from Auckland, the owners transformed a private home into top class boutique accommodation strategically located just off the east coast's 'holiday highway' in Matakana less than an hours' drive from central Auckland.

The Queenslander-style estate on 1.77 ha of land is surrounded by carefully maintained gardens and bordered by native bush in which the owners have created a popular nature walk for guests.

The main building contains three luxuriously appointed rooms, sleeping six people in double or twin share configurations, with adjoining ensuites, a television room with fireplace, a living room and kitchen. Room rates vary from $260 to $360 per night and are subject to seasonality.

A separate two bedroom building with lounge, office and kitchen is used as the manager's quarters and also contains a tool and appliance shed.

Dixon says guest rooms open up onto a large entertainment area with an outdoor pool and spa.

"Global travel and review website TripAdvisor has awarded the Matakana Country Lodge a Certificate of Excellence three years in a row given the consistently high ratings and favourable customer reviews," he says. "Occupancy rates have remained high, especially since the economic recovery from the Global Financial Crisis."

Dixon says the lodge is a turn-key operation with the potential to expand to meet a wider range of guest demands.

"There are a lot of untapped opportunities for additional income streams. For example the lodge and gardens lend themselves perfectly to intimate weddings," he says.

Dixon sys strategic alliances have been developed between the owners and inbound travel agents both in New Zealand and overseas and a full database of past guests has been maintained for contact and marketing purposes.

The property is less than 10 minutes; drive from the country village of Matakana with its specialty shops, restaurants, cafes, small cinema and a well known Saturday farmer's market.

Over 30 vineyards are dotted along the Matakana Coast Country Wine Trail and the area boasts some of the North Island's most pristine surf beaches.

Once a quiet and unassuming village home to farmers and artisans, Matakana has emerged as one of New Zealand's hottest holiday destinations. In November it became the subject of a new regional tourism strategy called Matakana Coast Tourism.

The umbrella group is comprised of key businesspeople and stakeholders with the aim of generating economic and social benefits in the catchment area from Puhoi to Pakiri.

Matakana Coast Tourism is working in conjunction with Tourism New Zealand and Auckland Tourism Events and Economic Development (ATEED) to promote local ventures and attract higher visitor numbers long term.

"The Matakana Country Lodge is ideally placed to benefit from domestic and international marketing carried out by the group and the opportunity to join the network of restaurants, bars, artisans, vineyards, breweries and accommodation providers in the region," Dixon says.
