A large and modern warehouse leased to global outdoor equipment manufacturer Husqvarna Group Ltd in Auckland's Airport Oaks industrial precinct is for sale with a long-term lease.

"This is hard to beat as a quality industrial freehold investment property," says Andrew Hooper, industrial sales and leasing director for Colliers International who, with colleagues Hamish West and Dwayne Warby, is exclusively marketing 51 Aintree Avenue, for sale by deadline private treaty, closing at 4pm on Tuesday April 17, unless it sells prior to that date.

"Only 3.3km from Auckland International Airport and close to the motorways, it has excellent access to the rest of the Auckland region making it an ideal base for imports, exports and distribution," Hooper says.

"The 3751.59sq m building meets 100 per cent of seismic standards and offers a desirable low ratio of office space to high-stud, clear-span warehousing."

Office and amenity space of 461.28sq m has recently been refurbished over two levels at the front of the building.

"The CBD-quality renovation has elevated the property to a new standard of industrial office accommodation," Hooper says.

A six-year lease to Husqvarna earns $444,500 plus GST in net annual rent, with guaranteed rental growth every two years set to the Consumer Price Index.

Constructed of concrete foundations and tilt slab panel walls, it has 3290.31sq m of clear span warehousing with a stud height of 9m at the knee rising to 11m at the apex.

External access to the warehouse is via two rollers doors protected from the elements by a 193sq m canopy. Internal access is available from both office levels.

The ground floor's well-presented reception area leads to a meeting room, open plan offices, a lunch room and a stairwell up to the first floor where there is more open plan office space, some partitioned offices, a boardroom and amenities.

The rest of the 5830sq m site comprises an extensive concrete yard and manoeuvring area as well as space for car parking.

Hooper says the Light Industry zoned property is in the heart of the Airport Oaks industrial precinct on Aintree Avenue, which runs south off Ascot Rd.

It's a short drive to George Bolt Memorial Drive, which links the airport to the south with the Southwestern Motorway (State Highway 20) to the north.

West says the location's connectivity has been greatly improved by ongoing upgrades to George Bolt Memorial Drive and the recent completion of the Waterview Tunnel, linking SH20 with SH1 to the south and SH16 to the northwest.

"Already well established as a premium industrial precinct, these improvements have made Airport Oaks even more popular as a hub for importing and exporting, distribution and freight forwarding," he says.

"The area has a number of high-profile national and international occupiers including DHL, DB Schenker, Hellmann Worldwide Logistics, Freedom Furniture and campervan company Maui NZ."

The property's six-year lease has more than five years remaining, followed by two rights of renewal of six years each.

Warby says the site's Light Industry zoning allows for industrial activities that do not generate objectionable odour, dust or noise.

"This includes manufacturing, production, logistics, storage, transport and distribution activities."

Tenant Husqvarna is a global manufacturer of outdoor products including chainsaws, trimmers, and ride-on and robotic lawn mowers.

"The company was founded in Sweden in 1689 and now employs some 13,000 staff in 40 countries, with its products sold in more than 100 countries," Warby says.

He says interest in the property is expected to be strong due to its "superb location, quality improvements, long lease and enviable tenant covenant".
