An apartment building concept nicknamed "The Parthenon" has been drawn-up for a development site for sale at Mission Bay.
The concept is by Avery Architects, whose feasibility study for the 1714sq suburban site — at 245 Kepa Rd — envisages that a 24-apartment structure would maximise space available.

Baker points out that the site's easy contour would make future construction both efficient and economic.
"Our architect nicknamed his/her building concept The Parthenon, due to the distinctive design of the top level," says Baker.
"It features basement car parking, supporting two levels with eight-apartments on each one. There are a further eight two level apartments on top.
"Let's remember all such plans are subject to the relevant resource and building consents from Auckland Council. And obviously the eventual purchaser may have their own development ideas. However this concept will stimulate thought on the possibilities of working with such an amazing location; its one which has the East Ridge Shopping Centre only about 200m further down the road."
Baker adds facilities nearby include health & beauty, cafes, clothing & fashion, home & variety, medical services and New World.
"The neighbourhood has already proved popular for apartment development and being so close to East Ridge commercial center provides options for aged-care."
Auckland Council's Unitary Plan recognises the area's huge potential for intensive development and a pocket of land near Eastridge Shopping Centre (including the property for sale), has been zoned for Terrace Housing and Apartments.
The property is elevated, enabling harbour and city views and it adjoins a large park. A reciprocal right-of-way easement with the adjoining property allows a seven-metre-plus access strip to the site proper.
Baker says the site is a single block, now containing a three-bedroom house; three two-bedroom bedroom home units, plus a single bedroom home unit. "Most of the buildings were erected in the 1960's with one unit added at a later date. All units are tenanted, generating annual rent of about $106,600 per annum, which would provide excellent holding income, if required."
