Haunting is not generally a feature played up by real estate agents in the marketing of a property - except perhaps when the ghosts belong to film maker Peter Jackson. Richmond Hall, the Kapiti property used as a location for Jackson's film The Frighteners, is up for saleand drawing interest from here and abroad.
The 1996 movie starred Michael J Fox and featured a ghost sweeping down the house's staircase.
The 493 square metre, five-bedroom home was built in 1982, designed to authentic Georgian proportions and dimensions, and sits on a 2043 square metre section.
Despite a softening market, offers are expected to exceed the $680,000 government valuation when tenders close on Thursday.
Real estate agent Della Randall said the property had attracted overseas interest.
"It is in the upper tier of house prices; we expect it will sell well above the GV," she said.
The house features a marble-floored foyer leading to a sweeping rimu staircase, a music-media room, formal living and dining rooms, a library-gallery, three-metre high plaster ceilings, chandeliers, a gym, a cellar and a five-car garage.
Vendors Noel and Jill Phillips said they had loved living in the house but had decided to move to nearby Te Horo, where they had bought a property and planned to build a new home.
