High-profile building with four-star green rating offers expansive views of Albany.

Leasing has started for a four-storey office building to be constructed in Albany by NZX-listed DNZ Property Fund, a commercial investor and property developer with $850 million of commercial property portfolio under management in New Zealand.

The building site is at 39 Corinthian Drive in a prominent position overlooking State Highway 1 between the motorway and Albany expressway.

Office space is offered in flexible floor areas of 1000sq m floor plates, an overall area of 3700sq m.

A standout feature of the property is the high number of covered and uncovered car parks at a ratio of one car park for each 25sq m.

"This parking ratio is hard to achieve in an office development," says Janet Marshall of Colliers International, who is leasing the property with colleague Craig Newth.

"The building has been designed to a high standard targeting a four-star green rating and it is in one of Albany's best locations with great exposure to the northern motorway - offering a prime opportunity for signage.

"Naming rights are available for an anchor tenant who would like their brand associated with a prestigious building in a high-profile position and visible to thousands of motorists on a daily basis," she says.

"This is the first new A-grade office development of this size to be offered on the North Shore post the global financial crisis.

"It gives prospective tenants an excellent opportunity to lease new premium office space at competitive market rates. With its elevated site, the building will offer expansive views across Albany and surrounding suburbs to the south and east."

The ground floor has two separate entryways on either side of the building. The main entryway is accessed from a large front parking lot.

The glass-fronted entryway opens to a spacious lobby with reception areas and meeting rooms. Rising up from the lobby in the centre of the building are the lifts and stairways, surrounded on each floor by utility and staff areas, including kitchen and toilets, with provision for showers if required. The office space surrounds the lifts, a design that provides maximum exposure to the light and views from the exterior glass walls.

Newth says the floor plates and the building itself can be configured to suit tenants and the best efficiencies will be gained by discussing requirements at this early stage.

"DNZ can provide a preliminary plan and, as this is a new building, tenants have the ability to customise their office layout, depending on how much space they require and their individual needs for meeting rooms, private and communal office space and other specific requirements. The offices offer high ceilings with a minimum height of 2.8m.

"These will be very attractive, spacious, light-filled tenancies.

"There are good-sized balconies on each level on the south and east sides of the building, so people can step outside to enjoy some fresh air and the view over Albany."

The plan includes many features aimed at achieving the minimum equivalent of a Green Building Council four-star building rating with input accepted from the anchor tenants. Highlights include rainwater harvesting, low-water-use toilets, high efficiency lighting, clear single-glazed and tinted glass for solar energy control, and provisions for tenants' emergency generators.

The structure will be largely of reinforced concrete or structural steel frames with a concrete flooring system and reinforced concrete sheer walls to the core for seismic strength.

Newth expects the property opportunity will be well received by prospective tenants looking for an new office available late 2015.

"The building is close to the Albany park-and-ride and the Albany mega-centre, which has attracted major national brands and companies.

"North Harbour stadium is nearby and there is excellent shopping at Albany Westfield mall.

"The building is well served by transportation links, being situated near the juncture of the motorway, Greville Rd and the Albany expressway.

"The motorway, which is being widened near the Greville Rd interchange, links the North Shore to the CBD, about 18km south of the building, while the Upper Harbour Highway provides efficient links between Albany, West Auckland and the Northwestern motorway."
