Marketed as "the last big greenfield commercial land-holding left on the North Shore within the Interplex Business Park in Mairangi Bay", a 9325sq m freehold corner site at 87 Apollo Drive, is for sale by auction.
The property is being sold through Matt Prentice, Mike Ryan and Andrew Hiskens of Colliers International on behalf of a private investor and will go under the hammer on November 3, unless it is sold prior by private treaty.
Prentice says they expect the property to appeal to developers and owner-occupiers. "This is a chance for an owner-occupier to design and build a large-scale office and warehouse complex on a prime corner site close to motorway access, cafes, restaurants and gyms. The size of the site means it could easily accommodate a building area in excess of 4500sq m - a scale which is rarely seen in this area."
Situated in two prominent roads, Apollo and Orbit Drives, the level site forms a functional pentagonal shape with road frontage of more than 130m. The property backs on to a reserve, ensuring the neighbouring green space will be preserved.
"The business that chooses to make 87 Apollo Drive its home will be rubbing shoulders with well-known names such as 3M, Billabong, Ingram Micro, Makita, Ripcurl, Korbond, Burger King, NZ Post and Pearson," says Ryan.
The objective of Interplex's architectural and landscaping controls are to encourage development that identifies with contemporary architecture, by making use of materials and performance-building systems to ensure quality. An attractive working environment is promoted through controls prohibiting noxious, noisy or dangerous business activities.
Hiskens says the property will suit a broad range of businesses and companies requiring a modern, high-spec environment.
Interplex Business Park is located on the eastern side of the Northern Motorway. It sits within the popular wider Mairangi Bay commercial precinct and is bounded by Rosedale Rd to the north, Apollo Drive to the east, Constellation Drive to the south and William Pickering Drive to the west. Rosedale Rd is a principal thoroughfare linking Mairangi Bay with Albany and North Harbour.
"As part of this wider commercial and industrial locality, 87 Apollo Drive is surrounded by a variety of industrial, commercial and retail establishments," says Hiskens.
"It is well serviced with restaurants, cafes and bars in the immediate area.
"This is a new, though well-established, business locality which enjoys strong demand from investors and tenants, and has experienced low vacancy levels. The area benefits from its closeness to the Albany Westfield shopping centre, Event Cinemas, North Harbour Stadium, Massey University and a diverse range of other businesses."
The Northern Motorway is easily accessed via the Greville Rd interchange to the north or Constellation Drive/Upper Harbour Highway to the south, says Prentice, and travelling time to Auckland's CBD is about 15 minutes outside peak hours. "As well as providing direct access to the motorway, it has a number of advantages including proximity to a good labour supply and ample supporting industry," he says.
Ryan says: "This location has experienced considerable growth over recent years, primarily because of its excellent transport links. The growing traffic congestion in Auckland has also created demand for more industrial employment opportunities on the North Shore."
