Votes of national and overseas visitors have earned All Seasons Kiwi Holiday Park a string of internationally-recognised awards. The holiday park is at 16 Rangatira St, 1.5km from the lake and close to tourist attractions, services, restaurants, cafes and sports venues.
The park's land, buildings and business are being marketed by Bayleys Taupo, through a tender campaign closing on April 13.
Comprising three titles totalling 19,289 sq m, this property has a capital valuation of $3,020,000.
The holiday park has a total capacity of 433 visitors, featuring 20 self-contained motel rooms, four kitchen cabins, three standard cabins and 12 backpacker rooms. There are 57 powered sites for camper vans and caravans and 18 non-powered tent sites. It includes an extensive range of facilities including a communal kitchen, laundry, two communal shower and toilet blocks, TV and games room, barbecue areas, outdoor thermal plunge pool, children's play area, small conference and reception/small shop. A manager's residence on site has three bedrooms, kitchen/living area and an upstairs office.
A thermal bore supplies hot water to the thermal plunge pool, and main hot water supply to the shower block, communal laundry and communal kitchen with solar panels back up.

"The property presents an opportunity to take over a highly-regarded accommodation business in an extremely popular tourism destination," said Harwood.
"A new owner could move straight in and take over an established business which already has a recognised leisure clientele and a high level of repeat business."
In the past 12 months the holiday park had 31,351 guests. There are extensive forward bookings for the next 12 months for units and sites.
The holiday park is currently operated by one full-time and two part-time staff members. The owners do shifts as required, working alongside staff. Cleaners and a groundsman also work at the park permanently. Other staff are employed for summer. Some chattels are part of the sale including barbecue tables, playground equipment, security system, tools, a ride-on lawnmower and several other items inside the accommodation.
