A 4.8 hectare lifestyle block which is part of a proposed 125 hectare Te Awa Structure Plan that Napier City Council intends to rezone residential to accommodate future residential growth is up for sale by tender.
Eoin Carty of Bayleys Napier, who is marketing the property with RolloVavasour of Bayleys Havelock North, says while the lifestyle block is now zoned for rural usage and provides its owners with a pleasant outlook close to the beach, its real value will be when it is rezoned in the near future.
Under a residential zoning, the Eriksen Rd property could take up to 60 homes, right on the border of Napier's present southern residential area.
The lifestyle block comes with a detached four-bedroom home and features a modern kitchen, bathroom and en suite off the master bedroom.
Various outbuildings include sheds, yards and a double garage.

A short distance from the property, Canadian businessman Bob Morey has obtained a resource consent for a 173 section subdivision that is well under way and selling successfully, Carty adds.
"The commissioner who considered the Te Awa Estate's application to subdivide its property into 173 residential allotments as a discretionary resource consent, said the area needed to be considered holistically through a structure plan, rather than being subject to several individual resource consent applications. This is now what the council is doing."
The Eriksen Rd lifestyle block, owned by Trevor and Debbie Neave, has had various developers interested in buying it over the years.
