CEDRIC GRAY heads to the Waikato to sample the delights of Valley View.

Interest in the sale of a delightful lakeside dairy farm near Cambridge has been stimulated by strong early-summer pasture growth in the region, and, consequently, the prospect of high production figures for the milking season.

Described as a lakeside gem, the property - known as Valley View - covers 58ha of gentle, rolling pasture. Located in Maungatautari Rd, it enjoys elevated views of the Waikato River and the upper reaches of Lake Karapiro, an aquatic playground of international fame.

The property is in the heart of one of Waikato's most sought-after areas. The leisure attractions of Lake Karapiro apart, it is within an hour's drive of Mt Maunganui, Rotorua and Taupo, and the thriving rural towns of Cambridge and Matamata are within easy commuting distance.

While Valley View has been farmed as a dairy unit for may years, owners Wayne and Lyn Keller say it is equally suited to the establishment of a thoroughbred breeding stud. The soil is free-draining and fertile, there is quality bore water and excellent pasture growth for most of the year.

"I would say it is in the top five percent of farm properties in the Waikato," says Wayne, who has reduced his milking herd to about 120 cows this season. "I'm in semi-retirement mode," he adds, with a laugh.

The property also carries about 50 head of replacement stock on 32 well-fenced paddocks. There is a 14-a-side herringbone dairy, a half-round hay shed with five bays and a four-bay implement shed. Two races ensure smooth stock movement.

The stylish two-storey home was built about 18 years ago, and the park-like setting at the end of a long driveway is typical of many quality homes in the region. Mature rhododendrons, walnuts, magnolias and camellias vie with other species to provide a wealth of colour and privacy.

The house has four double bedrooms, the master bedroom - complete with en suite - sharing the upstairs level with a large office and a second lounge.

A formal lounge and the family living area on the ground floor are served by a spacious rimu kitchen, which boasts superb rural views towards a neighbouring property owned by leading Waikato equestrian enthusiasts. Three bedrooms and a games room make for comfortable family living on this level, the area complemented by ranchslider door access to a sheltered outdoor entertainment courtyard and swimming pool. There is four-car garaging.

A neat self-contained, one-bedroom unit provides comfortable guest accommodation.
