Brancott Farm represents an opportunity to purchase a quality unit in the popular and strong farming district of Waiwhare, some 49km north west of Hastings.

With real scale Brancott sits in a traditional summer rainfall belt. Records for the last seven years showing an annual average rainfall of 1405mm

The contour of Brancott is mainly easy to medium with the balance being medium hill with some steeper sidlings and bush gullies. Excellent natural water from permanent streams allows water reticulation around the farm complemented by dams.

Well maintained access tracks, many of them metalled plus a laneway which runs through the farm from front to back providing great stock movement capability.

Brancott comprises a full range of farming infrastructure. A very comfortable manager's home with a four bay enclosed garage and separate office complex. Two additional cottages plus a Shepherds whare. Four stand woolshed with large covered yards incorporating a Combi clamp sheep handler plus separate sheep weighing setup. An older woolshed and yards are situated at the eastern end of the block off Lee Road. Two sets of cattle yards, three haybarns, killing setup with chiller, airstrip and fertiliser bin plus sundry sheds.

Brancott comprises some 111 paddocks, 20 that are deer fenced. The mainly post, wire and batten fences with some electrics incorporated are in good, sound condition. Natural shelter in the gullies with some lighter scrub on the mainly steeper faces at the southern end of the farm plus a stand of 7.1 hectares of high pruned 26year old pines enhance stock health and survivability during lambing and calving.

Regular fertiliser applications with comprehensive records are available. Made up of two certificates of title with separate road access onto each one.
