Located at the northern end of Brunswick Rd, the property features a diverse mix of contours and soil types capable of both breeding and finishing on the complementary soil types.

"This is one of those farms that can fly under the radar as it is tucked nicely away behind several other properties hiding some excellent finishing country," Bayleys marketing agent Knud Bukholt said.

"The top flats are undoubtedly the jewel in the crown with over 40 hectares containing some of the most sought-after soil types predominantly made up of Westmere silt loam and Egmont black silt loam on clay, with a high percentage sown in short rotation rye and clover.

"These flats are interspersed with numerous smaller gullies ideally situated to offer stock protection throughout the winter months."

The hill block, he said, would technically be classified as harder hill country, yet still more than capable of running a reasonable flock of breeding ewes supplying lambs for the top flats.

"The vendor has indicated this year's lambing yielded approximately 140 per cent from about 750 ewes, with calving coming in at 97 per cent with 82 calves from 84 cows."

Situated about 16km north of the city boundary the block includes a well-assigned 4-stand raised board woolshed and covered yards, and a second unused woolshed with satellite yards on the top flats.

Fences are of a reasonable to good standard.

"This is a well-equipped block with good water sources, including, rural Brunswick supply, rain and creek supply with a comprehensive pump system feeding water across all areas."
