This Fordell property hits the sweet spot on the price scale.

Land prices vary greatly between regions, especially for dairy, and a Whanganui unit hits a sweet spot at the reasonable end of the scale.

When you compare the per hectare prices you have to pay for properties in some other regions, this has to be good buying.

The fully self-contained farm consists of just over 183 hectares of top quality soils, in a number of titles.

Bayleys Feilding agents Dean File and Andrew Bonnor say that everything has been very well laid out with very good fences and tracks to subdivide the milking platform of 129ha into 25 paddocks.

Replacement stock are carried on the additional areas, with all livestock generally wintered on farm, with the assistance of an adjoining just over 18ha of lease land.

The agents say the quality of the infrastructure is impressive, with a feature being the 2015 built, 40 bale rotary cowshed. This shed is well set up for one person with a high quality Tru Test Milk Hub automated system to assist in the milking and management of the 400 cow herd.

Additional infrastructure includes an assortment of machinery sheds, calf shed, PKE shed with sliding roof, feed pad with attached loafing pad and four dwellings.

Returning consistently good production, with Fonterra records showing a five year average production of 170,768kg/MS.

"Our vendors are prepared to discuss options around a buyer's requirement for all or some of the homes, including one that is currently operated as a farmstay. An option exists to buy land and buildings or with livestock if desired as the current owners move on with their next farming business venture," Mr File said.

The property is in an exceptional climate, with good artesian water and is in a handy location only 25 minutes from Whanganui or 40 minutes from Feilding.

The Manawatu/Whanganui region is still experiencing a lack of good quality farmson the market.
