Few have the luxury of farming such a pristine block as 394 SH3 and the benefits it brings.

This property, known as G 4 B Trust, is a unique 225 hectare sheep and beef breeding-finishing property just five minutes north of Whanganui on State Highway 3.

On the journey from Whanganui to Taranaki or return, the discerning farmers' eye cannot help but cast an eye over this piece of rural beauty.

The pastures, described as Westmere Loam flats, have been meticulously maintained with regular fertiliser applications by the current custodians over the years without overkill.

There is no need to over-indulge the soils - Westmere Loam is regarded by experts worldwide as some of the most fertile ground on the globe.

The annual fertiliser programme has been Hatuma Dicalic at the rate of 500kg/ha applied to the flats with the hills receiving 400kg/ha.

The internal farm infrastructure, including the sprawling low maintenance homestead with spectacular views, are just as enticing as the off-farm benefits.

Currently farmed as a traditional sheep and beef operation running 1500 ewes with an average lambing percentage of between 138 and 145per cent, all lambs are finished on the property with a further 800-1000 finished if the season allows. The cattle policy has been to fatten 75 steers, or sell on the store market as the market dictates.

To cater for this the fencing and tracking have been maintained to a very high standard.
The farm is mainly fenced traditionally into 40 paddocks with post and batten 9-wire fences plus a number of small holding paddocks. There is a good network of tracking, including the main all-weather lane making for easy movement of livestock.

The bridge over the railway line is rated to 70 tonne.

The pasture is mainly a mix of ryegrass and clover, with two 4ha paddocks in plantain.
The homestead is a low-maintenance brick, iron - roofed home built in the early 1970's with modernised kitchen, freestanding firebox and spectacular views of Mt Ruapehu to the east and Mt Taranaki to the north.

On a clear winter night lights can be seen on the Mt Ruapehu snowfields illuminating the groomers preparing the slopes for the next day.

Single car garaging is on the section along with a four-bay Skyline garage. There is also an airstrip with a 60-tonne super bin.

Sheep and cattle yards are just off SH3 and adjacent to the homestead. The main woolshed has three independent Lister plants, while the covered yards have a night pen for 800 sheep.

A set of cattle yards is beside the woolshed with the main race concreted with diamond area shellrock. The cattle yards also have a load-out ramp, weighing platform and head bale. Small satellite sheep yards are on the east side of the property.

Just as enticing are the off-farm benefits.

It's close to several schools - Kai Iwi, Brunswick, Westmere primary schools are minutes away and 10kms back into central Whanganui to Collegiate and St George's. The school bus is at the gate travelling to Whanganui City College, Collegiate and St George's.

There is good cellphone coverage on the farm, and broadband is also available at the homestead.

From a farming perspective the Feilding saleyards are just 76kms away, Silver Fern Farms at Waitotara just 37kms away to the north and Affco's Imlay Freezing Works 16kms to the south of the property in Whanganui.

Mail delivery to the gate five days a week, newspaper six days.
