Every month the General Manager of PGG Wrightson Real Estate, Peter Newbold takes a look at the rural property market with The Country's Jamie Mackay.

This month Newbold talks to Mackay about whether a stronger dairy sector could rekindle interest in property sales.

"Yes it will, but I still think some of those marginal properties are probably going to go into different sectors ... land use will play a big role over the next 12 to 18 months I believe, which has been historical over the generations."

A few dairy farms are being converted to sheep and beef but Newbold doesn't think this bodes ill for the industry.

"We are seeing a few dairy [farms] changing back into sheep and beef, but also we're seeing other land uses going in to horticulture and viticulture – it's not just sitting with one sector ... I think that's just a trend that'll take place."
