A major subdivision opposite Rotorua's airport and another planned for the western suburbs will boost the city by 150 sections.
An Auckland-based developer plans to turn land at Rotokawa, next to the Eastgate Business Park and across the road from the airport, into a new subdivision with more than 70 sections as well as reserves and limited geothermal heating.
The subdivision development is being overseen by property consultant Luke Martin of MTEC Consultants. He said it was before the Rotorua District Council awaiting resource consent.
He said the development on the land on the northern side of the business park near Lake Rotokawa, would consist mainly of lifestyle sections and some would have geothermal heating available.
Mr Martin said the developers had taken into account the close proximity to the airport and would look at ways to prevent noise, such as double glazing in the homes' windows.
Noise from the airport has been an issue of contention for nearby residents who have expressed their opposition to plans to extend the airport's runway.
Also planned for Rotorua is a 63-lot residential subdivision in Hodgkins St, Pukehangi.
It is being planned by Pukekohe property developer Stuart Searle who made headlines in 2002 when he purchased 528 sections in Mangakino from local iwi.
The two latest applications in Rotokawa and Pukehangi come on top of hundreds of other proposed sections announced this year.
The number of new sections being proposed is unusual for Rotorua, which normally has a relatively small number of sections available.
Other subdivisions in the pipeline include a 40-lot subdivision in the hills near Lake Okareka and a 111-section subdivision on Vaughan Rd _ both of which involve Mr Martin.
The subdivision near Lake Okareka is to be developed on Ngati Whakaue land known as Crater Lake Farm.
Planning for the subdivision is in its early stage and Mr Martin said he expected a resource consent application would be lodged with the council within weeks.
The consent process would include a major public hearings process.
Mr Martin said the Vaughan Rd subdivision was still awaiting consent from the council but he was hopeful that would come through within weeks.
Earthworks had been started on the subdivision which will be done in two stages.
A second stage is planned for the popular Baxendale subdivision off Pukehangi Rd and there is also industry talk that the farmland at the top of Iles Rd may be divided into as many as 50 sections.
