Living so close to the action hasn't been temptation enough for Rotorua residents to cash in on the Rugby World Cup.
Instead of renting their Springfield homes - some near Eden Park in Auckland are reported to be pocketing upwards of $10,000 a week - those who overlook the stadium are
content to soak up the atmosphere with many planning a party or three.
Homes down Pukehangi Rd, Luxor Pl and Carter Dr have the best seats in the house as their sprawling decks overlook the Rotorua International Stadium giving owners pride of place when the tournament kicks off in September.
Three games will be hosted by the stadium with the Ireland v Russia clash the highlight.
"Anything at the stadium makes for an excuse to have a party," Carter Dr resident Lyn Hepburn said.
"The Irish will be a good game but we'll have a keg on the deck for each game. I don't know how many we'll get yet as I've not really thought about it.
"We've had people tell us we should move out but why would we want to do that?
"I'd rather be here.
The games are irrelevant, it's the atmosphere that I like."
Luxor Pl residents Bob Browning and Jennie Shelly are the same.
The Browning family have lived in their home for more than 40 years, while the Shelleys moved in about seven years ago, not knowing how much activity the stadium held.
"We'll be having friends around for all the games," Mr Browning said.
"We're not charging anything but they can bring a bottle if they wish. I think the third game [Ireland v Russia] will be the best. We'll have a good crowd, about 20 I think.
"I've not tried to rent the house out, it's too good an opportunity to stay and I'm not interested in that racket."
His neighbours believe they have one of the best views, bordering the stadium grounds from about the halfway line and with a deck that goes all the way to the end of their garden.
"When we first moved here we thought it might be noisy but being so close has been a bonus, especially with Raggamuffin," Mrs Shelley said.
"We have family that come down for that and when there's rugby on we usually have a few people around. We're not sure how many but we have beds booked already."
