Construction of stage one of a new $50m housing development in Rotorua is well advanced with half of the 26 homes set to be completed by the end of next month.

Construction of stage one of the two-stage Mountview Green development began in April.

The development offered buyers the chance to choose from 26 properties in Koutu's Ian St and 60 more on a Frank St site across the road.

Stage one of the project includes eight Kiwibuild homes with a price tag of $485,000 and 18 homes priced from $640,000.

Speaking before the Covid-19 lockdown, Mountview Green developer Marcus Jacobson said 10 of the first stage one homes had been built and the Metra panels for another three were expected to go up last week.

Twenty-five of the stage one homes have been sold, including the Kiwibuild homes, and the first 13 properties would be ready for occupation by the end of next month.

Jacobson also said only a three-bedroom duplex in the stage-one part of the development was still available for sale after a flurry of activity in the past week.

All stage one homes were due to be completed by the end of this year, he said.

Local construction firm Tawharau Housing Ltd is completing the development, which is being marketed by Professionals McDowells Real Estate.

Jacobson said Metra Construction Panel materials used in this development meant Jayden Thompson and his team from Tawharau Housing were able to quickly erect the homes.

"The boys have been outstanding, particularly working in the rain. Our Metra panel construction system is quite robust when it comes to moisture, and we don't have some of the timber supply challenges other builders have to cope with," he said.

The Metra Panel construction system uses pre-cut solid-wood moisture-resistant panels to create interior wall surfaces, as well as the structural bracing elements of the homes.

Mountview Green co-developer Andrea Jacobson said the first five of the 60 homes in stage two of this development had been marketed for sale, with 60 inquiries over the past few days, including 10 on the first day.

These five homes are freehold two-storey properties, with two-bedroom homes available from $579,000 and three-bedroom homes starting from $619,000, she said.

The first of these homes are due for completion by mid-2022 and the entire Mountview Green development is scheduled for completion by the end next year.

Andrea Jacobson, who is also sales and managing manager, said on the waiting list of potential buyers were some out-of-towners wanting a new build investment property.

She said it was not just people in their 20s and 30s signing up to secure one of the KiwiBuild homes, there were some older buyers keen to secure their first-ever home.

"It's really exciting to bring these news builds to the market and the level of interest from a wide range of buyers has been fantastic.

"It's also exciting and amazing to look at our aerial drone images which show the speed of progress of constructing these homes in such a short time," she said.

The number of KiwiBuild homes in stage two of Mountview Green is yet to be announced, and potential first home buyers have to go into a ballot system.
