Demand for quality lifestyle properties is expected to remain strong.

Once the domain of retiring farmers who can't quite leave their rural roots behind, the lifestyle block is growing in appeal to a wider range of Kiwis.

To reinforce how important the lifestyle sector is, consider this data:
• 337 lifestyle sales were recorded in Whangarei over the past year (to
March 2108)
• The average size of the block was 3.98ha
• The average sales value was $657,293

Bayleys Northland general manager Tony Grindle is determined to use the skills of his specialist lifestyle team to improve the lot of Northland lifestyle property owners.

"We are well known as leaders in the waterfront, farms and residential sectors, what I want to share is that lifestyle properties are an integral part of our business, we bring the same focus and expertise to this sector of the property market."

Lifestyle agents cater for an area between the residential and country sectors, they require a specific knowledge base, skill set and understanding.

"It's not just about the numbers," he says. "Sure it is a mix of investment and business but the lifestyle is also about passion and family, it's about the aroha as well."

Promotional campaigns and a database that reaches well beyond Northland enables vendors to gain premium prices.

So much more than just sheep, cattle and room for a pony, the Northland lifestyle is a way and a pace of life. Be it a guest lodge on the coast, a 50-acre rural farm, small viticulture unit or the quintessential 10-acre 'lifestyle' block on the volcanic outskirts of town, Bayleys loves promoting these often sought-after and rewarding properties.

The winter market – a shortage of supply dictates terms

Fewer lifestyle property sales give the impression of a softening market in this sector in Northland. The limited number of sales over the first quarter of 2018 can make the statistics difficult to interpret but, when compared on a year-by-year basis, the growth and elevated prices become more apparent.

Certainly, rural lifestyle properties are in demand, we are experiencing buyer activity out of Auckland, and are conducting several multiple offers in which buyers are having to compete for the right to purchase. It's this competitive friction between buyers that helps our vendors secure a premium price.

Lifestyle blocks currently on the market are being advertised at a time in the property cycle when there is less property being promoted and more buyers. This is the perfect situation for vendors hoping to obtain the best possible price.

As we progress towards spring, we anticipate demand for quality lifestyle properties to remain strong.
