Phil Rudd puts waterfront house up for sale

AC/DC drummer and Tauranga restaurant owner Phil Rudd is selling his waterfront Tauranga house.

It has a rateable value totalling $4.05 million, according to its listing on TradeMe.

Real estate agent Ken Coull of LJ Hooker confirmed he had been appointed to sell two properties owned by Rudd.

The properties are in one building but are two separate units on two levels with two titles. The ground floor level is listed by LJ Hooker as "Phil Rudd's New Zealand hideaway" and the upper level as "Phil Rudd's other hideaway".

Mr Coull said the price for both properties was by negotiation, and that they may be purchased separately or together.

The ground floor unit which is 281sq m is listed on TradeMe with a rateable value of $1.92 million. The upper unit is 305sq m and listed on TradeMe with a rateable value of $2.13 million. Each level has three bedrooms, three bathrooms and two-car garaging, with views of the Mount and Harbour.

Mr Coull said he had already received a number of enquiries including an overseas buyer, locals and other interest from throughout New Zealand.

One of the listings has had more than 700 views on TradeMe. Although there are a number of photos on the listings, viewing is by appointment only.

"We are only showing to genuine buyers. They have to sign a confidentiality agreement before going through the house," said Mr Coull.

The listings make much of Rudd's rock star connection, with a reference to Hell's Bells from the AC/DC Back in Black album and Carry Me Home, a reference to a rarer AC/DC track.

Mr Coull said the mention of Rudd's name was a bit of a gimmick as there was worldwide interest in Rudd and AC/DC, but that the property also stood up by itself given its location, design and stunning views.

"At the end of the day anyone can buy this property who has the money," Mr Coull said.

Although Rudd purchased the two properties as one home, they were originally designed and built as separate houses on two titles for Tauranga businessman Rob Skelton. They were sold to Rudd some two years ago.

The contemporary houses were designed by local award-winning architectural designer Brendon Gordon.

The specifications include zinc and plaster cladding, view shafts to maximise natural light, honed basalt tiles, and a ground level pool, heated with a natural bore.

The kitchens by Tauranga kitchen designer Steve Wilkinson include a feature wall in dark stained American oak, benches with engineered stone, and hardware by Blum.

Last month Rudd opened his new restaurant, Phil's Place, on the Harbour Bridge Marina.
