The fertile Fordell soils are a major attraction at 256 No2 Line.

The fertile Fordell soils are a major attraction at 256 No2 Line.

The pulling power of a rural lifestyle is particularly strong in Fordell.

And the strength of one particular property with unique features stands out.

Literally just a three-minute drive from Whanganui's CBD, 256 No 2 Line, Fordell is an attractive 17-hectare (42-acre) property geared to host a wide variety of lifestyle options.

Currently employed as the home of Rodencairn Miniature Horses and American Shetland Stud, the property is also ideally geared as a calf-rearing block, home base to an array of contracting businesses, or simply run a few stock and sit back and enjoy the lifestyle.

The farmlet is set on three titles and each can be bought separately or together - 8ha including homestead and facilities, 1ha of bare land and another 8ha bare block. The terrain includes 7ha of flat and 10ha of medium country in Fordell universally known for its rich, fertile soils.

The section is divided into 18 paddocks using a mix of post, wire and batten fencing, while cattle and sheep yards are ideally positioned to ease the burden of stock handling.

The four bedroom home is superbly comfortable, surrounded by mature, landscaped gardens and ample off-road parking.

But it is the woolshed, spacious implement shed, garaging and stables that set this property aside. The 12m x 16m implement shed and the 17m x 10.5m, 9-box stable with tack room connected with power and water are well-fitted for other ventures.

256 No 2 Line taps into the Fordell Water Scheme and also has a rain to tank option. Fordell and Durie Hill schools are both nearby. The surrounding properties are a mix of lifestyle and mainstream farms, all with the luxury of a short drive to town. Expressions of interest are being called for by For Farms marketing agent David Cotton by October 12.■
