Mahia is relying on a new subdivision to boost its population and economic growth.
The beachside settlement of 700 people has had a steady population decline over the last few years, with many residents dying from old age or moving out of the area to find employment.
But a new
40 section subdivision overlooking the township could soon change that. The land is owned by Palmerston North company Titan 1 and sections are being sold through Bayleys Gisborne.
Known as "Mahia Heights", the subdivision has sea views. Power connections have been confirmed prior to construction, there is lighting and sealed road access to all sites and sewage treatment in place.
Local businesses are excited about the development.
Sunset Point Bar and Bistro owner Ardie Symes said five years ago there were about 1000 people living in and around Mahia.
"A lot of families have moved to Australia - particularly Perth where they've got high-paying jobs involved with the mining boom," he said.
He believed the subdivision could bring in revenue for the town. A variety of tradespeople would be required for laying the foundations and constructing the homes.
"These workers come out to Mahia and stay here for five days during the week - which is good business for the town. They buy their lunches and dinners here and have a few drinks at night," said Mr Symes.
Mahia Golf Club treasurer Nell Spencer was also supportive of the new subdivision. She said fee-paying membership had dropped to 81 from its peak of 200 during the 1990s.
Many of the club's members were retired people and Mrs Spencer said it was important to get some "young blood" back into the club. "Volunteers are the mainstay of the golf club - and new housing will bring those volunteers in."
She said new holiday home owners or tenants would be welcomed at the club.
Cafe Mahia owner Janey Manaia said the area did not need a "population explosion" but another hundred or so people would help the community.
She said adjustments in the market meant property prices were becoming more attractive.
