It’s easy to see why Three Creeks Estate is proving to be the development of choice for people looking to build their dream home.

Situated in a naturally contoured valley that provides shelter from prevailing winds and views out to Mount Maunganui, buyers are spoilt for choice. All sites are north-facing and blessed with views. Many sites at Three Creeks are also bordering bush reserves that provide privacy and a delightful array of birdlife, while the elevated sites have panoramic views north towards the ocean.

Since its launch earlier this year, 24 sites have already been snapped up and demand remains incredibly strong. The arrival of Tauranga's beautiful spring weather has seen the completion of roads and footpaths as well as planting of specimen trees, including kowhai, to help feed the proliferation of tui.

Previously a cultivated organic orchard, sections have rich fertile soil ideal for growing vegetable gardens and fruit trees.

The land of Three Creeks was historically known to local Māori as Te Kākāriki. Land owners and horticulturists Peter and Maya Sievwright, who nurtured the land for thirty years, say the English name refers to the Kaitemako stream and its two tributaries that run through the valley and down to Welcome Bay.

"These streams are still home to native freshwater eels and whitebait and particular care has been taken to protect the streams and surrounding wildlife."

Three Creeks Estate Sales Manager, Mike de Seymour, says residents will ultimately enjoy 5km of private walking trails that run alongside these streams.

"The trail starts at the Kaitemako stream and waterfall and offers a beautiful walking and running experience for residents and their furry friends. There are also a number of grassy enclaves nestled alongside the streams, providing plenty of areas to relax in the sun, read a book and enjoy the birdsong."

In a market of sprawling, high-density subdivisions it is rare to find quality land that provides such a peaceful setting amongst native flora and fauna.

In a market of sprawling, high-density subdivisions it is rare to find quality land that provides such a peaceful setting amongst native flora and fauna.

To optimise long-term value growth and ensure the vison of this piece of paradise is realized, a range of building design covenants have been put in place.

"These aren't restrictive and will give buyers confidence by ensuring long-term design integrity", says Mike. "They cover things like roof design and cladding materials."

Demand in Three Creeks has exceeded expectation. "Stage three is selling fast, and with the construction of the show home about to commence we anticipate stage three will sell out by the end of spring."
