'Exquisite' Pyes Pa home believed to scoop up $4.85 million

A stately mansion in Pyes Pa has sold for more than $4m.

The sale of the five-bedroom home, which sits on 20,000sq m off Pyes Pa Rd, and boasts a library, games room, cinema and large outdoor pool, was confirmed this week by Oliver Road Estate Agent's agent Cameron Macneil.

"It's exquisite by any measure," Macneil said.

While Macneil wouldn't confirm the sale price, it was believed to be in the vicinity of the $4.85 million asking price.

The house, which looked as if it had been standing in its grand countrified surroundings since the early 1800s, was in fact built 10 years ago and was the work of a British interior designer.

Macneil, who also sold the waterfront home of AC/DC drummer Phil Rudd for a reported $4 million, said the sale price achieved by the Pyes Pa Rd home was notable.

"For a non-income producing, non-subdividable property, this home stands out," he said.

"It shows that the general softening of the wider Tauranga market isn't necessarily having an effect on the top-end and that there is still a healthy interest in premium properties."

He said despite being lived in for 10 years, the house looked as if it hadn't been touched.

"The design of the house impressed those who viewed it. We had interest from buyers who did say they wished that it was an actual 19th-Century house."

The buyers were believed to be a couple from Wellington.

The house was built to the vendors' specifications and has 932sq m of floor space, six times the average Kiwi house.

The materials were sourced from all over the globe, and the home features tall ceilings, leadlight windows, impressive fire surrounds and masonry.

Included in the layout is a reception hall, a large kitchen, and formal and informal dining spaces, both inside and out.

There is a family room, a library and a formal lounge for serious entertaining, while outside there are numerous, more casual spaces for relaxing.

Tauranga's most expensive house sale in the last six months was for 5 Oceanbeach Rd. The waterfront home in Mount Maunganui sold for $5.5 million in October 2018.
