The site of Ūpokongaro cafe Behind the Door on 4 has hit the market.

The land and building at 444 State Highway 4 are for sale, offering a new operator the chance to establish or reposition a business.

Bayleys Whanganui’s Amie Rowan and Nithiya Skaria are marketing the freehold property.

Bayleys described it as a mixed-use site, combining established hospitality infrastructure with integrated residential accommodation.

The Kinder family has owned the property since 2020.

Rowan said potential owners had the opportunity to continue the shift toward “lifestyle-led investment”, where affordability, flexibility and income potential intersect.

“Across regional New Zealand, we’re seeing increasing interest in assets that offer both a place to live and a platform to generate income,” Rowan said.

“The subject property sits directly within that theme, providing scale, visibility and the chance to activate multiple revenue streams from day one.”

She said the cafe had long been supported and also used for private functions and weddings.

Its position near the Whanganui River and unique natural environment added to its appeal, Rowan said.

“The property benefits from consistent passing traffic linking Whanganui with the Central North Island, while also sitting on the popular Mountains to Sea cycle trail," she said.

“Investment in cycle infrastructure, including the Ūponkongaro cycle bridge and shared pathways, has strengthened connectivity and increased visitor flow through the area.

“This is not speculative growth; it is already occurring through improved access and tourism infrastructure.

“That creates a steady stream of visitation, from residents to domestic and international customers moving through the region.”

Bayleys said the property’s dual-title configuration provided flexibility for future use, ownership structuring or long-term landholding, while its heritage-listed building added character and a recognised presence in the community.

Skaria said the site supported a range of potential uses because it was Residential B zoned with Settlement Zone overlay provisions.

“Opportunities to combine land, improvements and an established operational framework in a location like this are relatively uncommon,” she said.

“It’s a chance to secure a foothold in a proven tourism corridor, with the flexibility to shape a business to suit.”

It could be of interest to investors, owner-operators or people seeking a lifestyle-aligned commercial venture, she said.

The residential component is over two levels with four bedrooms, living areas and kitchen facilities, enabling on-site living, staff use or potential for further hospitality use.

The property is for sale by deadline, closing at 3pm on May 7, unless sold earlier.
