Northland's most expensive house sold last year for more than $1.8million while the cheapest was just $40,000.

The most expensive house to sell was on Fred Carr Place at Marsden Cove in One Tree Point, according to CoreLogic property information data - changing hands for $1.875 million, $305,000 above its capital value (CV).

The two next most expensive houses both sold for $1.4m. They were on Cheviot Street in Mangawhai Heads and Mere Tiaho Lane in Tutukaka.

The cheapest house sold in Northland last year went for $40,000, $14,000 below its CV, on Rankin St in Kaikohe.

A house on Jack St in Otangarei sold for $60,000 and another on Orrs Rd in Kaikohe sold for $65,000.

Harcourts Whangarei owner Mike Beazley said the company's cheapest sales over the past year had been in Otangarei, Whangarei, and around the $100,000 mark.

Its more expensive sales were around $1.2m in Three Mile Bush in Kamo West.

Mr Beazley said property prices had lifted somewhat across the board, thanks to the buoyant market.

The Morningside suburb in particular was becoming increasingly popular because of its proximity to the Whangarei city centre.

In 2014, Northland's most expensive house sold for $3.15m on Hector Lang Drive in Waipu, according to property sales data on CoreLogic.

The next two most expensive houses were in Matapouri and Tutukaka.

Northland's three cheapest houses in 2014 sold for $60,000. They were all in Kaitaia.

Nationally, the three most expensive houses sold in 2015 were in Auckland. The most expensive was a house on Remuera's Victoria Ave, which sold for $13.99m.

The three cheapest houses sold were in Southland and the Bay of Plenty. The cheapest house sold for $12,000 on Birchwood Road in Ohai, Southland.

In 2014, the three most expensive houses nationwide were in Remuera and Parnell. The three cheapest sold were in Kawerau.
