Nothing comes on the market there. People build there and stay there. An exclusive Tauranga property with stunning 180-degree water views is on the market for the first time.

The house is on prestigious Aylesbury Tce, a tiny lane off Ngatai Rd on which properties rarely come up for sale.

Gordon Stewart, branch manager of Eves Real Estate Willow Street, which is selling the property by auction, said there were only about 10 homes on the street.

"Nothing comes on the market there. People build there and stay there. The homes look directly to the Mount entrance.

"All these homes have superb views, and this is probably one of the better ones - it takes in 180 degrees of water, which stretches from Omokoroa right down to the airport virtually.

"It's just fabulous views."

The home has a capital value (CV) of $1.8 million.

Adding to its cachet, the property is adjacent to the Ngatai Rd section owned by world champion Formula One racing driver Denny Hulme's widow .

That property, a 6040sq m site, is widely regarded as Tauranga's most desirable undeveloped block of land.

The Aylesbury Rd property, which is also adjacent to Kulim Park, is for sale in two titles.

The house, which was built in the 1980s, is 380sq m in size and is set on 1260sq m of land.

Also for sale is a 866sq m section behind the home.

Mr Stewart said he would not be surprised if both titles were bought by one buyer.

"It's a fantastic building platform for someone.

"The home in front has a height restriction on it - whoever builds at the back will have commanding views."

The house, which has three large bedrooms and three bathrooms, had been owned only by one family. It was built to take advantage of the stunning view, which showcases vessels entering and leaving the harbour.

"The whole inside of the house has beautiful big picture windows from ceiling to floor on the north side of the house.

Mr Stewart would not speculate on the property's selling price.
