House values jump 61 per cent in up and coming Brookfield suburb

House values in an area industry experts have dubbed one of Tauranga's most affordable suburbs have jumped a whopping 61.1 per cent in more than a decade, according to Quotable Value's latest quarterly data.

House values in an area industry experts have dubbed one of Tauranga's most affordable suburbs have jumped a whopping 61.1 per cent in more than a decade.

According to QV's latest quarterly data, the estimated median value of a home in Brookfield increased from $347,000 at the last market peak in October 2007 to $560,900.

Tauranga real estate agents say affordability, minimal traffic, ammenities and good schools were the biggest drawcards.

From March 2017 to March 2018, the estimated median value rose 1.8 per cent from $549,700 to $559,350.

OneRoof data showed Brookfield was one of Tauranga's more affordable suburbs and a popular area with professionals and trade workers.

"Brookfield has still seen strong growth in property values thanks to its proximity to the CBD and airport and easy access to major retail developments," he said.

First National Mount Maunganui, Tauranga and Omokoroa owner Anton Jones said there were more new builds in Brookfield which had contributed to the increase in home values.

"Houses are selling for around $700,000 compared to $340,000 previously," he said.

Jones said the Brookfield market had been very popular with families.

"It has good schools, including Otumoetai Intermediate and Otumoetai College," he said.

Tauranga Harcourts managing director Simon Martin said the attraction for both renters and buyers to suburbs such as Brookfield was the minimal traffic.

"All of those suburbs close to town do not have traffic issues," he said. "It is an easy commute into town."

Simon Anderson, chief executive of Realty Group which operated Eves and Bayleys, said some of the lower-value suburbs had become more attractive to buyers.

"As that demand increases across the market those areas tend to grow faster than the new subdivisions," he said.

Anderson said Brookfield remained an affordable suburb for first-home buyers, investors and families.

Quotable Value Tauranga property consultant Steven Dunn said Brookfield was a well-established residential area with plenty of nearby community amenities including supermarkets, schools and shops.

"A big focus has been on schooling, as this is a very family-focused area," Dunn said.

"Brookfield can also be a good alternative to living in popular, close-by suburbs such as Otumoetai and Matua."

- Brookfield has 4.4 per cent of Tauranga City's population.
- There are 2361 men in Brookfield out of 54,384 in Tauranga City.
- There are 2667 women in Brookfield out of 60,408 in Tauranga City.
- The median age of people living here is 34.6.
- 13.5 per cent of people in Brookfield are aged 65 plus.
- 23.2 per cent of people are aged under 15.
- The most common ethnic group in Brookfield is European.
- 16.9 per cent of people in Brookfield were born overseas.
- After English, the next most common language spoken in Brookfield is te reo Māori, which was spoken by 4.1 per cent of people.
- New Zealand Sign Language is used by less than 1 per cent of people in Brookfield.
- 86.4 per cent of people in Brookfield speak only one language.
- 36.9 per cent of people aged 15 years and over living in Brookfield have never married,
42.9 per cent are married, and 20.3 per cent are separated, divorced or widowed.
- 31.2 per cent of people in Brookfield aged 15 and over who have never been
married live with a partner.
- Couples with children make up 37.9 per cent of all families in Brookfield, while couples
without children make up 36.4 per cent of all families.
- 25.7 per cent of families in Brookfield are one parent with children families.
- There were 279 businesses in Brookfield.
- There were 630 paid employees in Brookfield.
