"Brookfield has still seen strong growth in property values thanks to its proximity to the CBD and airport and easy access to major retail developments," he said.

First National Mount Maunganui, Tauranga and Omokoroa owner Anton Jones said there were more new builds in Brookfield which had contributed to the increase in home values.
"Houses are selling for around $700,000 compared to $340,000 previously," he said.
Jones said the Brookfield market had been very popular with families.
"It has good schools, including Otumoetai Intermediate and Otumoetai College," he said.
Tauranga Harcourts managing director Simon Martin said the attraction for both renters and buyers to suburbs such as Brookfield was the minimal traffic.
"All of those suburbs close to town do not have traffic issues," he said. "It is an easy commute into town."
Simon Anderson, chief executive of Realty Group which operated Eves and Bayleys, said some of the lower-value suburbs had become more attractive to buyers.
"As that demand increases across the market those areas tend to grow faster than the new subdivisions," he said.
Anderson said Brookfield remained an affordable suburb for first-home buyers, investors and families.
Quotable Value Tauranga property consultant Steven Dunn said Brookfield was a well-established residential area with plenty of nearby community amenities including supermarkets, schools and shops.
"A big focus has been on schooling, as this is a very family-focused area," Dunn said.
"Brookfield can also be a good alternative to living in popular, close-by suburbs such as Otumoetai and Matua."
