Compromise key to finding a home

Local real estate agents say an ability to compromise is key to finding the right family home in Tauranga.

A three-bedroom brick home, with a subdividable section and water views in Gate Pa is being marketed at a similar price to a two-bedroom town house in Matua, but some families will compromise on size and section to be in Matua.

Real Estate Institute of New Zealand district forum leader Dickie Burman said schooling was one of the top priorities when buyers were selecting a suburb to live in, with proximity to work.

Some families would find the school zone they wanted to live in first and then buy what their budget would allow within that zone.

"Sometimes they might have to dumb down their house, some times they might be surprised," he said.

Aquinas and Bethlehem Colleges were both big draw cards for families wanting to move to Pyes Pa and Bethlehem, he said.

Mr Burman felt large two-storey homes with basement garaging in Welcome Bay or Otumoetai presented the best value for money in Tauranga.

"You'd probably get quite good bang for your buck," he said.

"They modernise quite well, some of those big, older homes because they've got good bones."

Ross Stanway, chief executive of Realty Services, which operates Bayleys and Eves, said budget was the first consideration for anyone buying a house, including how much they wanted to spend or were approved to borrow.

This was closely followed by where they needed to live, taking into account access to medical assistance and transport needs.

Last for consideration were a buyer's wants, for example school zone, proximity to certain shopping centres or sporting amenities.

Mr Stanway said in most cases families had to compromise in order to stay within their price range and meet their needs.

LJ Hooker Tauranga franchise owner Neville Falconer agreed Otumoetai presented some of the best value for money for families.

"People need to think about what they need in a property and then buy the best location they can get that gives them that package," he said.

Mr Falconer said family value could also be found in Greerton around Greenpark School, the east end of Chadwick Rd and Harrier St by Yatton Park, but still favoured Otumoetai.

"The average and median values through Otumoetai are, generally speaking, larger than Greerton so are likely to remain that way," he said.

Simon Martin, managing director of Advantage Realty, which owns Harcourts in Tauranga, said there were plenty of options in Tauranga around the $400,000 range. He recommended Cambridge Heights, Welcome Bay, Papamoa East, Ohauiti and Pyes Pa as good places for families to find value for money.

Although school zones were a consideration, Mr Martin said Tauranga had plenty to offer parents.
