Bay has a home for everyone

FOR SALE: Two-bedroom, one-bathroom house built in the 1980s and well maintained. It has 70sq m of floor space - about twice the size of a two-car garage - on Oxford St in Merivale.

Photos show a lawn with garden shed, enough room for a children's swing set and a carport. And at $164,000, it's the cheapest listed-price house on the Tauranga property market.

The Bay of Plenty Times Weekend has looked at Tauranga's five most expensive and cheapest properties with listed prices - and discovered the Oxford St home is cheapest.

LJ Hooker agent Tanya Dunham, who has the listing, said she was receiving inquiries from every angle, including first-home buyers who realise "they can't buy in top locations and must buy in neighbourhoods where there are a mix of rental homes, elderly plus some private owner occupiers".

Mrs Dunham said other potential buyers were coming from "broken marriages with only half the money to spend". Others had suffered financial hardship and some older couples were moving from areas such as Katikati and Te Puke to be closer to the hospital.

"Lastly, I'm seeing investors who want a good return on investment. The young family who pay $250 per week [on Oxford St] very much want to stay long term."

She has had offers but all have fallen through due to financing problems.

First National agent Matt Wineera is selling the second least-expensive home on our list, also a two-bedroom, one-bathroom in Parkvale.

This one's on Henderson Cres, listed at $199,000. He showed us through the property: it has wood floors, a log fire, a study, a deck and tenants who would like to stay.

Mr Wineera said the rent appraisal was $260-$270 per week.

"It's good for someone who wants to start and build up equity by keeping it as a rental."

Like the Oxford St home, it has 70sq m of floor space.

Mr Wineera has shown the house to investors but most interest is coming from first-time buyers.

"We've had offers but they have been too far away from the asking price to consider," he said. "Generally, houses in Tauranga sell within 5 per cent of the listed price."

But shoppers with considerably more cash can eyeball the most expensive listed Tauranga home - the $12 million Ohauiti hilltop estate on 43ha, with five bedrooms. There is a $400 viewing fee.

AnthemNZ agent Julie Hignett is also listing a $4 million "castle" with turrets, which she says is a 15-minute drive from the new private AGC school in Pyes Pa.

"If you were to buy this estate in Coatesville, Auckland, you would be paying over $10 million."

For one-third of that cost, the well-capitalised can buy an ocean-front "urban oasis" priced at $3.5 million, on Papamoa Beach Rd.

The five-bedroom, two-bathroom home has 490sq m of floor space. Stepping up to the first level (there is also a lift) it boasts "wow" views.

From the large, gourmet kitchen you can watch waves roll in while surveying the 180-degree panorama stretching from the Mount to the Maketu peninsula, to White Island. There is private access to the beach.
