A $3.2 million mansion with panoramic views of Mauao and Tauranga Harbour has hit the market.

It is only a couple of years old yet this impressive Tauranga mansion at 141 Ngatai Rd looks if it has stood on its elevated site, with sensational views of the harbour, Mount Mauganui and passing cruise ships, for decades.

Cameron Macneil, from Oliver Road Estate Agents, said the owners wanted something special and that was exactly what they got.

He said it reminded him of an American holiday home in Cape Cod or Martha's Vineyard, with its cool, nautical vibe. Although it is large, at 373sq m, there are intimate spaces for relaxation and even a secret room.

The house has four double bedrooms and what could be a fifth one, but a new owner could choose to utilise it as further living space. There are four bathrooms, all equally stylish, and the kitchen and scullery are high tech with quality appliances, including a Belling range, but still feel warm and friendly.

The indoor heated pool with its blue mosaic tiles was another huge drawcard and the entertaining area that surrounds it is generous and comfortable. It complements the more open outdoor living spaces, such as the balconies.

Solar heating has been incorporated for energy-saving and the house is fully insulated. The garden has been planted but is yet to mature.

Individual details such as the classic leadlight front door, the villa-style fretwork, extensive use of shutters and the luxury light fittings were what sets this property apart from so many others, Macneil said.

He said the owners were finding their decision to sell a very bittersweet one, but they were headed for a new life in the South Island following a change in circumstances.

The property has had interest from as far afield as Australia and from retiring Bay of Plenty farm owners. A number of Aucklanders have also inquired about the property.

"The current owners have done absolutely everything, from demolishing the original home on the site and finishing this one to an exceptional standard, cutting no corners whatsoever.

"It has all the advantages of being beachside but you're actually a few streets back, and it's just moments to the CBD, of course.
