But the real surprise was that all the buyers had come from outside the district.
"Buyers from Australia who said they wanted a bit of cooler weather for a while. So they're going to live here six months and six months over there. We had buyers from Papamoa, Wanganui, Auckland and Wellington."
But Mr McDougall reckons property is a cyclic thing, every seven years.
"Last time was 2007 and things were good, now it's 2014, seven years later. That's how it goes."
Even though Marton got a bad rap at times, the town was very central, near to major centres, had fantastic schools, no traffic lights and offered a good community, he said.
"And there some fine properties here. People outside the area are hearing about it and coming here to see it."
