Work and play at the waterfront

Adjoining units in Princes Wharf complex offer the best of both worlds and a stunning harbourside address.

Two adjoining units in the Princes Wharf waterfront complex in the Auckland CBD are being sold together by separate owners who believe the combination will benefit a new owner and especially an owner-occupier purchaser.

Located in the northern-most building on Princes Wharf, the units have been occupied by a legal firm which intends to relocate and are being offered for sale through Paul Dixon and Monique Pinsonneault of Bayleys Auckland.

The two units, Commercial Unit 7 (CU7) and Apartment 1 on Level One of Shed 24, Quay Street, have a total area of 542sq m.

They feature in Bayleys' latest Total Property portfolio and are for sale by deadline private treaty, closing November 29.

"It is difficult to get two adjoining units of this size in a mixed use CBD complex, particularly in such a good location," Pinsonneault says.

Apartment 1, which has extensive harbour views, is the smaller of the two units at 117sq m including decks.

While it has most recently been used as office space in conjunction with the 425sq m Unit 7, it could be quite easily converted back to a two bedroom residential apartment, Pinsonneault says.

"There are now double doors between the two units but the original wall could easily be reinstated if that's what a new owner wants to do. Alternatively, the two units could remain interconnected if someone was to buy both of them for their own commercial operation."

Pinsonneault says there are companies that provide out-of-town clients or staff with temporary accommodation in Auckland and a commercial and residential combination would be ideal for them.

It could also suit a live-and-work situation where the owner wanted some separation between the two.

"A lot of people want to live close to where they work in the city yet don't want to operate their business out of their living premises."

Commercial Unit 7 has stairwell access from a small separate lobby and is also connected by a separate lift which is accessed from the main Shed 24 foyer. It includes two decks measuring a total of 83sq m.

The unit has a good quality kitchen and separate men's and women's toilet facilities, and a number of rooms and offices of various sizes.

The ground rent for this unit has been prepaid until September 2095.

Apartment 1 comprises an open plan area with an adjoining kitchen, a master bedroom, another bedroom as well as a bathroom and laundry. The main area and the two bedrooms have access on to two decks totalling 29sq m. There are two entrances, one from an indoor passageway and the other from the commercial unit it adjoins.

"The office space is attractively partitioned with high quality, modern materials, with the partitions extending to the ceiling and incorporating solid inter-office walls and etched glass office fronts," says Dixon.

There is also an opportunity to occupy up to six on-site parking spaces.

Dixon says separate offers will also be considered on each of the units and lease options are also available.
