A modern 2632sq m industrial building in the heart of Manukau's industrial precinct and previously used for storing thousands of kilometres of cables is up for lease.

Owned by Goodman Property Trust, the modern facility at 8 Edsel Way in the M20 Business Park occupies a 6159sq m site with a secure drive-around yard. It comprises 2006sq m of 9m-high, clear span warehouse space and 416sq m of canopy area providing all-weather protection. Jamsheed Sidhwa and Luke Carran, large format industrial specialists with Bayleys Manukau, leased the premises two years ago to multinational transportation and logistics company Kuehne & Nagel. It was used for the storage and distribution of Ericsson broadband cables and now that the project has run its course, the premises are available for a new business customer, says Sidhwa.

"The demand and supply balance has changed considerably in the Auckland industrial market over the past two years and there are very few premises of this calibre immediately available for tenants to move into," he says. "It's a high quality facility occupying a high profile position facing the State Highway 20 South-western Motorway."

Goodman portfolio manager Jarrod MacGregor says Goodman is keen to partner up with a customer looking for long-term occupation security in a quality industrial business estate.

MacGregor says one of the features of the property that attracted the previous tenant was the 6158sq m concreted yard, which is unusually large for a building of this size, along with its good-sized canopy. The warehouse also has a gantry crane and drive-through capability.

"The combination of these factors makes the site particularly suited to a business that unloads a lot of containers and has large trucks accessing the property. It provides ample space for storage and manoeuvring.

"The size of the site also provides some flexibility for future expansion as does the high stud. It's also an attractive looking building that features well specified office space and a reinforced floor could also lend itself to showroom use."

Carran says the site has high profile exposure to the Southwestern Motorway offering excellent signage opportunities.

"The M20 Business Park is strategically positioned for distribution businesses, being close to key arterial routes and motorways, as well as Manukau's central business district.
