Birkenhead residents fear they may become neighbours to Coronation Street-style terraced houses if consent is given for a new subdivision.
Ottow Burke and Associates has applied to subdivide 1.6ha land in Rosebury Ave into 13 residential lots.
But residents of Rosebury Ave and Catrina Ave say the developer will not tell them what type of housing he plans to build.
They say Ottow Burke and Associates are known in the community for intensive housing developments, but most houses in the Rosebury Ave area are single dwelling residences on quarter-acre sections.
The North Shore Forest and Bird Society is also concerned because the developer is proposing to build over a major waterway and remove a group of native trees on the land.
Forest and Bird spokesperson Jim Lewis says the group is worried because changes made to the Rosebury Ave waterway will affect the whole of the Kaipatiki catchment.
Mr Lewis says the erosion problem will also be compounded by the removal of a stand of native trees on the land.
