Prime office and warehousing is in the beating heart of Auckland's industrial activity.
With a shortage of high-quality industrial warehousing units reported in the popular Penrose and Mt Wellington areas, two high-quality office and warehouse units have become available for lease in Goodman's The Gate Industry Park at 373 Neilson St, Penrose.
Offered through Ben Herlihy of Colliers International, the properties form part of a seven-unit complex in the industrial park, offering functional industrial accommodation to medium-size businesses in a prime location, and in a tight market for vacancies.
"Mid-market industrial space is now so limited that, aside from the units at The Gate, there is not a single vacant A-grade industrial building between 1000sq m and 2000sq m available in the central industrial area," says Herlihy. "Many industrial occupiers are coming to the end of long-term leases that commenced between 2004 and 2006, and are now finding that their property requirements have vastly changed. However, two neighbouring units could be combined as 3000sq m of warehouse.
The fully fire sprinkler-equipped premises have a stud height of 9m at the knee rising to 10.5m at the apex. Generous canopy areas of 185sq m and 230sq m, which are also fully "sprinklered", provide sheltered loading and unloading space. The Gate Industry Park is centrally located in Penrose, with good access to Auckland's motorway network, Auckland Airport and the Metro Inland Port, says Herlihy. "The Gate has the benefit of being roughly midway between Auckland CBD and Auckland Airport, both of which are around 12km from the industrial park. Land values reflect the desirability of the central industrial area, with values at $350 to $400 per square metre at the moment."
Herlihy says the Goodman development is known as one of Auckland's top industrial parks. The Gate is a master-planned site, which was built in stages between 2002 and 2007, covering 15ha of prime industrial land. It is on Business 5 zoned land, allowing for a wide range of commercial and industrial activities.
