The land and buildings housing one of Hawke's Bays most established aged care facilities is for sale.

Bayleys Real Estate Salesperson Daniel Moffitt said the land and buildings for Hillcrest Rest Home were available as a going concern or with vacant possession for the "astute developer" wanting to further develop or redevelop the site.

Hillcrest is currently owned by Zelda MacKenzie who purchased it in 2014 after falling in love with Hawke's Bay and relocating from Wellington.

The elevated property has spectacular views of Te Mata Peak and the valley out to the sea. It is zoned Special Accommodation, Residential (9A) under the Hastings District Council plan.

It is a licensed 20-bed aged care facility offering residential and respite services both to the Hawke's Bay District Health board and private paying clients. The facility has four en-suite double rooms and 16 single rooms.

Moffitt said the rest home consisted of a central residential/administrative hub and was complemented by two separate double bedsits for independent residents. He said there was also a totally private two-bedroom flat above the main building which could be occupied by a live-in manager, nurse or caregiver.

The land size is 1715-square metres of freehold land and the current buildings occupy approximately 500sq m - allowing for further development in the growing aged-care sector.

"An additional opportunity also exists for an existing private aged care operator who already has an existing relationship with the DHB to add Hillcrest Rest Home to their current asset portfolio, or for an operator from elsewhere in New Zealand to relocate to Havelock North to develop the business's potential," he said.

Fully accredited and licensed by the Ministry of Health, Hillcrest Rest Home has central heating in the bedrooms and communal areas, emergency call buttons in every bedroom, a commercial kitchen and laundry, and professionally maintained gardens.

The rest home also has a registered nurse who is supported by a team of healthcare assistants who are onsite 24 hours per day/seven days a week.

"With considerable accommodation and guest services infrastructure already in place, Hillcrest Rest Home could be refurbished and remodelled into a boutique lodge-style accommodation facility," Moffitt said.

"The address has a 50-metre frontage onto Simla Avenue leading to on-site car parking for at least seven vehicles. It is some two kilometres from the centre of town in an established residential precinct of Havelock North."
