Luxury retirement living options are being snatched up as soon as foundations are poured into the ground in the Bay.
As new developments are built, retirees are quick to buy a new style of mature living in residences such as Freedom Village, Sanderson Group homes and Bob Owens.
Freedom Village, offering custom-built luxury homes for the over-50s, has had a new resident moving in every week only a year after it was first launched.
Located in Papamoa, the homes in the first stage of building have sold out with construction being started on stage two.
Claire and Don Avey moved into their Freedom Village home five weeks ago and love the new lifestyle it has to offer.
Keen on their camper-van adventures, the pair wanted to downsize from their five-bedroom home but still wanted to be located somewhere where they could house their camper van easily.
"We like the security of owning our own home, it was close to the beach, the area is flat for riding bicycles and we don't have to tow the caravan over the hill from Whangamata every time we want to go somewhere," Mr Avey said.
"The atmosphere in here is going to be really good. Everybody is so friendly and like-minded."
Initially, the couple wanted to move into stage two but their Whangamata home sold within two days so they had to make a decision quickly and were more than happy with their new abode.
"We just drove in one day and loved the feel of it. We were camped at the Mount on the way back from three months in the South Island and came over and had a look on the off chance it might suit us. There were only the three show homes here at that stage, nothing else, and now look at it."
Freedom Villages founder Juliette Yarrell said the interest in the village had been well beyond what was anticipated. Ms Yarrell said it had proven there was a significant gap in housing availability for the over-50s.
"Demand and sales have shown that we are meeting that need, which was previously an unfilled gap in the market."
The $46 million Papamoa village launched in November 2013, with the first residents arriving in July 2014.
Fraser Sanderson, from Sanderson Group, said after building Bethlehem Country Club demand was still strong for more luxury living, so the inception of Bethlehem Shores began.
"We are building another couple of hundred homes. We have 130 homes in the country club and we are building another 200 across the road. We have just started construction. The first people are moving in now and we have sold a good number of the homes already."
Mr Sanderson said there was still a huge demand for luxury-type homes, that were affordable for the over-50s.
"It's the new retirees, the baby boomers. They expect more than what traditionally is being provided in retirement. They want larger and nice homes and expect more."
