Castlecliff remains the most affordable suburb in Wanganui and St John's Hill keeps the crown as most expensive in the latest valuations.
Castlecliff was the most affordable suburb in Wanganui at the end of July, according to the latest QV.co.nz figures, with the average value of a home at $108,800. It was also the most affordable in June 2014, when the average value was $111,150.
Ray White Wanganui licensee Tim Hocquard said the figures could have been distorted by Housing New Zealand properties being sold cheap.
It would be wrong to assume every Castlecliff property was going for a basement price, he said. Castlecliff had both some of the least expensive and the most expensive real estate in Wanganui.
"It actually covers both spectrums."
Wanganui's most expensive suburb at the end of July was St John's Hill, according to QV, with a home there worth an average $269,500. It was also the most expensive suburb in June 2014, with an estimated value of $285,850.
Mr Hocquard said Springvale and Gonville offered some of the best value houses in Wanganui.
Springvale was a very family-orientated, tidy suburb and affordable. Gonville was a very popular, large suburb and attracted first home buyers.
QV national spokeswoman Andrea Rush said the most affordable areas to buy homes in New Zealand tended to be places where there was the lowest demand for housing and more than enough homes to meet supply. The quality of the housing stock and the desirability of the location were also factors.
Demand for housing could be impacted by the availability of jobs in a place at any given time. When there were fewer jobs home values could decrease as people left an area to find work elsewhere.
