It's not uncommon for landlords to specify "females only" or "no couples" - but one man's condition has shocked a prospective flatmate.
A woman inquired about a room in a man's Sydney apartment when he revealed he was looking specifically for "flatmates with benefits".
The exchange between the landlord and the potential flatmate was posted on social media - leaving readers divided.
"The room has been out for two weeks now," he wrote.
"No one has come to see it because I have a very bold condition."
"Okay, what is the condition?" she asked innocently.
"Flatmates with benefits," he says.
She asked if he was being "serious" and said "Maybe you should advertise on Tinder".
Some social media users were left angered with one writing: "Name and shame the creep."
But others came to the defence of the man.
"How is he a creep? He was straight forward, upfront and honest," one man wrote.
"If he wants to 'rent' it that way, let him do whatever he wants - he didn't trick you or anything, he said upfront what he expects," another said.
