Office space towers above rest

Space in the newly refurbished Takapuna Towers building at 19 Como St, which has a reconfigured entry foyer, are being marketed for lease by Dave Lane, commercial leasing and sales consultant with NAI Harcourts, Takapuna.

Takapuna Towers stretches from 19 Como St to 62 Anzac St, and consists of a smaller, fully occupied north-facing tower with four levels and its own entry off Anzac St, and the taller, 12-level with mezzanine floor, south-facing tower off Como St, in which space is still available for medium to large businesses looking to occupy half or full floors.

"This standout multi-storey office complex, owned by John Sax's South Park Corporation, is ideally located adjacent to Westfield Mall in the Takapuna CBD, and has been totally revamped to meet the expectations of professional businesses," Lane says.

"Takapuna Towers will soon boast the only office building foyer cafe in Takapuna, which will be run by James Sax, the owner's son, who is a very experienced cafe operator."

South Park has installed a new air-conditioning system and revamped the exterior of the building.

A new and conspicuous exterior spiral staircase leads pedestrians from a landscaped courtyard area at Anzac St level from the foyer cafe.

Lane says the building was constructed in the 1980s and had "good bones to work with", warranting its extensive makeover.

"With a fully glazed modern frontage, this now stands out as one of Takapuna's most polished professional office buildings," he says.

"Accountants, lawyers, financial advisers and international licensing businesses are among some of the professional tenants already occupying the property."

Still available for lease and for signage rights is the top 12th floor of the building, along with levels one, two and three.

"The sea and city views over Takapuna and out to the Hauraki Gulf are spectacular from the top floor, which promises high branding visibility to any firm taking up the naming rights," says Lane

"Levels six and seven are also still for lease but we have some serious tenant interest being expressed for these levels."

Floor areas range from small office suites to full 466sq m floor plates.

Level 5 has been designated for smaller office suites using shared amenities, a boardroom and reception areas.

Lane says the building's owner is realistic with a current asking price for premium quality office space of $265 per square metre net per annum and he is "prepared to meet the market to support a move by quality tenants into Takapuna Towers".

"The building also has three-level underground parking with over 200 car parks, which is a real asset in Takapuna where parking can be a big problem." There is also easy access to and from the State Highway 1 motorway with the Auckland CBD 10 minutes away during off-peak times.

Lane says the newly refurbished building offers an excellent working environment for staff who will have the benefits of being located close to a large suburban shopping mall and Takapuna retail centre, with attractive sea views and only a short stroll to the beach.

"With these advantages, from an employer's perspective, leasing space within Takapuna Towers is likely to encourage high staff retention," Lane says.

The North Shore suburbs are also a source for educated and skilled workers, he says.

Lane says the owners have a realistic goal of having the building fully tenanted by the end of the year.
