Auckland's tallest office tower has been valued at $203 million, down $4 million from March.
The valuation of the Kiwi Development Trust's Royal & SunAlliance Centre, spanning Shortland and Fort Sts, was carried out by CB Richard Ellis.
The tower is 80 per cent leased, with 6 1/2 high-rise floors vacant.

Developing waterfronts
An American developing a luxury Fijian resort will address a seminar on waterfront development on Tuesday.
Mitch Hagerman is managing director of Pacific Palms Estates, which is developing a resort with 76 beachfront villas, a boutique hotel and recreational amenities on Viti Levu.
The seminar is at Bayleys Real Estate from 6 pm to 8 pm.
