The multi-award winning five-star Regent of Rotorua hotel complex at 1181-1191 Pukaki St with its own thermal bore to heat the property and spa is being offered for sale as a freehold property and going concern business
"This is Rotorua's newest, and arguably best designed, centrally-located, boutique hotel," says Sharene Temple of Sotheby's International Realty who is selling it by negotiation.
Temple says the 35 room facility occupies an attractive and level freehold site of 3038 sq m within the Rotorua CBD and comprises three separate buildings that were designed on a similar scale to create a more intimate guest experience.
"The buildings are all connected via the outdoor pool courtyard or by the kitchen herb garden and black and white stone garden," she says.
"The vision for hotel was to bring to Rotorua an international standard premium hotel redefining modern hospitality with a blend of classic design, luxurious facilities and bespoke service. The number of awards the Regent of Rotorua has received confirm that the goal has been attained complemented by an increasing turnover and excellent net profit.
Awards won by the hotel include the TripAdvisor Certificate in Excellence every year from 2010 to 2014; Travellers Choice in 2012 Winner in the category of Best Service, Trendiest and Luxury; Travellers Choice Winner in 2013 and 2014 in the three categories of Top 25 Luxury Hotels (New Zealand and South Pacific); Top 25 Small Hotels (New Zealand and South Pacific) and Top 25 Hotels with Exceptional Service (New Zealand and South Pacific).
The hotel's restaurant has also won the Beef and Lamb Hallmark of Excellence Outstanding Hotel Restaurant Award for 2013 and 2014.
"Clearly the Regent has proven success, profitability and sustainability with exceptional forward bookings," Temple says.
"The property has superb location right next to Eat Street, the city's restaurant mecca, and it's just a casual stroll to the world famous Government Gardens and the Rotorua lakefront." The hotel's purpose built two storey Reception Block of about 900 sq m was constructed four years ago and houses the ground floor reception area, bar, restaurant and a small conference room opening out to the outdoor dining area and swimming pool. The ground floor also encompasses the restaurant kitchen, small laundry and two guest rooms opening to the outdoor courtyard.
The first floor contains eight guest rooms including two executive suites which overlook the pool and courtyard areas. On site car parking is to the left and right of this building.
The 510 sq m and two storey Classic Block frames one side of the private outdoor courtyard area. The original building on the site was a motel built in 1964 which retained a significant retro character and this was enhanced during an extensive refurbishment in keeping with the complex's mid century 'classic' design. The Classic Block has 15 guest rooms and suites, a mineral thermal hot pool, massage room and sauna and housekeeping facilities.
The third building of 570 sq m was fully refurbished in 2013 and 2014 is located next to the Reception Block. It houses 10 guest rooms and suites including the three bedroom Executive Loft with a private terrace. The block has a larger conference room with private courtyard, mini gym, storage and housekeeping facilities.
The 35 rooms have a normal configuration of 48 beds and a maximum configuration of 84 beds.
Temple says a number of rooms have been designed for accessibility by guests with restricted physical abilities.
"All the rooms contain luxurious linens, feather and down pillows and duvets, white leather
headboards, designer furniture and air conditioning. The award winning Regent Restaurant and Wine Bar has a seating capacity for 70 guest seating capacity along with outdoor courtyard dining," she says.
The meeting and conference facilities comprise the 200 sq m Regent Room which can seat 80 theatre style or 100 for a reception; the 42 sq m Annex Boardroom accommodating 36 theatre style and 40 at a reception; and the 21 sq m Club Lounge that can cater for a group of 20 people in either a theatre or reception format.
Facilities offered by the Regent of Rotorua include an outdoor thermally heated swimming pool with sun loungers and cocktail dining; spa treatment, unlimited complimentaryWi-fi access, i-pod docking stations, LCD flat screen TVs with DVD players, microwave ovens and crockery, laundry, personalised concierge and porterage services and the use of a guest computer.
"The hotel also employs a multi-lingual staff," Temple says.
