Golden chance to buy land in Silverdale

A big piece of freehold, mixed-use commercial land on a prominent corner site is being marketed for sale in Silverdale as part of Bayleys' latest Total Property portfolio.

The 1.1643ha site, on the corner of Silverdale St and Millwater Parkway, is located next to the Silverdale Centre new retail development.

Daryl Devereux and Damian Stephen of Bayleys North Shore Commercial and Steve Orr of Bayleys Warkworth are marketing the land by tender, closing on August 8, unless sold prior.

Devereux expects the campaign to generate significant interest given the current and forecasted future growth in the Silverdale region. "With the neighbouring Millwater residential development set to add more than 10,000 residents to the area, Silverdale is a major future growth location and looks destined to become the commercial heart of the Hibiscus Coast."

The Catholic Diocese of Auckland has owned the site since 1999 when it purchased the 22.245ha farm of Graham and Muriel Hatton.

General manager Kerry Coleman said the land was purchased with the long term strategy of accommodating future Catholic primary and secondary schools and a parish centre.

Stella Maris Catholic School was opened in 2009 and has a maximum roll of 400 students and a further 9.8ha of land has been set aside for the construction of a Catholic secondary school as well as the parish centre. Coleman said that with urban development in Silverdale and infrastructure put in place, this commercially zoned part of the property was deemed surplus to requirements and hence was up for sale.

"The land for tender is a very strong location, having triple road frontage and sharing a street front connection with the Silverdale Centre, a large shopping complex fully leased to 36 separate retailers," Devereux said.

This was recently bought by DNZ Property Fund for $78 million. With State Highway 17 nearby, which links to Orewa and State Highway One, the site was easily and quickly accessible from areas both to the north and south of Silverdale, he said

The land is zoned Special 19 Zone under the Auckland Council District Plan Operative Rodney Section 2011, and is part of the Silverdale North Mixed Commercial Policy Area, which allows for a mixture of retail, office and service activities.

"A possible development could consist of a retail or mixed use complex with the inclusion of an anchor tenancy to complement The Warehouse and Countdown supermarket which are located in the Silverdale Centre next door," said Devereux. Other neighbouring amenities include Northern Arena, a gym and swimming pool complex on nearby Polarity Rise, and Silverdale Medical Centre on Hibiscus Coast Highway.
