A golfer's dream property is up for sale in the Waikato.

The former greenkeeper's house on the edge of Matamata Golf Course overlooks a tree-lined fairway of the course.

The renovated three- bedroom bungalow is on a 5000sq m section, with a back yard big enough for a private par-three hole.

Bayleys Matamata agent Neville Jacques said the property was "Matamata's answer to The Block NZ".

"Over the course of the past 12 months, the property owner has meticulously renovated and refurbished the dwelling to look like an Auckland villa," he said.

"New carpet has been laid throughout, the kitchen and bathroom are totally new, and extensive wrap-around decking has been installed.

"The other side of the property is pretty much outside the driving distance of most golfers except for the likes of Tiger Woods and Bubba Watson - and those guys don't stray off the fairway."

The section is in two titles, allowing a new owner to sell off one for development. Large macrocarpas on the corner of the section protect the house from most stray shots off the fifth tee for the 326m par four.

"Golfers would have to 'drive' a 'fairway' to find anything else like this in the Waikato."

The property will be auctioned on April 14.
